Lodging/RV Cancellations

We are a private resort with very special waterfront accommodations that are in high demand and require a cancellation policy.  

  • All reservations require a 25% down payment.

  • Cancellations within 24 hours after booking will receive a 100% refund. After 24 hrs, the deposit is non-refundable.

  • Cancellations received 30 days or more prior to arrival will result in forfeiture of deposit only.

  • You may change the dates of stay more than 30 days from your arrival date with an additional $25 change fee per unit. Changes are not possible less than 30 days prior to your arrival date.

  • No refunds can be made for cancellations made within 30 days of arrival date. If cancelled within 30 days of your stay, the payment on file will be charged for the entire length of your reserved stay, less any nights we are able to rebook with another reservation on the same dates as your reservation (we will try, but can't promise).

  • No refunds or reductions for late arrivals, early departures, weather, or lake conditions.

Additional policies

  • Reservations will be guaranteed only after 25% deposit is received and availability is confirmed.

  • Balance is due at time of check-in. There will be no refunds.

  • Customer is liable for any damages or losses incurred during stay. Upon check-in, if damages or missing items are apparent, report within 30 min by calling (785) 463-4000. If damages or missing items are noted after your stay, you could be held responsible for any amount to repair the damages, loss of rental income, or other damages including legal fees.

  • Extensive cleaning or smoke damage, if applicable after your stay, may result in up to $200.00 fee for cleaning/repairs.

  • Toilet paper, trash bags and dish soap are provided.

  • Shampoo, lotion, bath soap and hairdryers are not provided.

  • Daily maid service is not provided.

    • To help conserve water, please hang and reuse your towels.

    • Prior to check out, please remove perishable items, dispose trash, place dishes in dishwasher and start.

    • Thank you for these things that make it possible for our housekeeping staff to ensure incoming guests are checked in on-time.

  • Check-In time is between 3:00 PM and 9:00 PM. If you need a late check-in time, please call 785-463-4000 Ext. 1.

  • Check-out by 11:00 am. 

  • Dishes, utensils, cups and misc cookware are provided in Cabins only. These items plus towels, blankets, bed linen and pillows are not authorized for use outside the facilities (except for eating on porch).

  • Each cabin is rated for a specific number of guests (please see rate information or cabin descriptions). Any additional guest staying the night will be charged an additional $20 per person/per night fee (including children and babies). Tents outside cabins are not allowed except with prior approval. Each guest staying outside cabin is considered an additional guest (utilizing cabin utilities and amenities) and additional $20/person applies.

  • Absolutely NO Smoking inside cabins or lodge rooms. There is a $200 cost to restore a smoke-free condition.

  • Pets allowed upon pre-approval only. Pets must be secured at all times. Additional non-refundable pet fee of $10 per pet/per day will be charged (maximum 2 pets/unit without advance permission). If pet is observed on-site without noting at check-in, the fee doubles.

  • Quiet hours 11pm to 8am. Excessive loud noise or other behavior not courteous to other guests will not be tolerated at any time.

  • All vehicles entering Acorns Resort must have a visitors pass. Passes are available at the office and a certain number of passes will be provided depending upon reservation. Additional passes or day use passes are available for $5. Any vehicle which does not display a visitor pass will be asked to purchase one or may be subject to towing.

  • NO guest golf carts, ATV, UTV, off-road motorcycles or off-road vehicles are allowed to be driven on the Resort premises.

  • Park only in authorized parking spaces and not on the grass. Get prior approval for overflow parking.

  • No bonfires will be allowed. Use camp fire rings only.

  • Cutting of limbs for any reason is prohibited and will result in $100 damage fee. Unfortunately, guests trimming limbs has already resulted in less tree cover in some locations (if each guest cuts one branch for marshmellows and we have 5000 guests per year, soon there would be no tree cover). There is firewood for sale at the office for $6/bundle.

  • Kayaks/canoes/paddleboards on site are for rental use only and require prior authorization, waiver and payment to use.

  • Use of kayaks/canoes/paddleboards without previous authorization will result in additional charges starting at a minimum of $25.

  • Maximum guests with additional fee are (daytime or overnight maximum capacity):

    • Cabins 1-5, up to 6 people included in price, each person additional up to 8 maximum is $20 per person.

    • Cabins 6-7, up to 12 people included in price, each person additional up to 20 maximum is $20 per person.

    • Cabins 8-11, 18, up to 10 people included in price, each person additional up to 18 people maximum is $20 per person.

    • Cabins 12-15, up to 8 people included in price, each person additional up to 16 people maximum is $20 per person.

    • Cabins 16, 17, 19, 20-24, up to 6 people included in price, each person additional up to 10 people maximum is $20 per person.

    • Sportsman's Cabin, up to 4 people included in price, each person additional up to 8 people maximum is $20 per person

    • Yurts, up to 4 people included in price, each person additional up to 6 people maximum is $20 per person

    • Any violation of maximum capacity will result in immediate dismissal from the resort without refund.
